A 2.4-acre parcel in the Warehouse District of Downtown Raleigh, NC was redeveloped, resulting in a 171,067 square foot office building (4 levels) and an adjacent eight-floor, 521-space parking facility with 14,786 square feet of ground floor retail space.
The property is located at 120 S. West Street, in the heart of Raleigh's rapidly growing and increasingly vibrant Warehouse District. The office building is 100% leased to Citrix Systems, Inc. Citrix is a leader in virtualization, networking, and cloud infrastructure with a 25-year track record of innovation and success. Its products and services are used in more than 330,000 organizations, including 99% of Fortune Global 500 companies, and by over 100 million users across 100 countries.
Formerly a city block of warehouses, 120 S. West Street now blends the striking brick façade of its former structure with state-of-the-art building systems and creative space. Citrix's motto, "Work Better, Live Better," espouses the belief that work and personal life are not mutually exclusive. In the same way that Citrix's products and services enable a seamless continuum of connections, the office building's interior finishes and amenities allow work to occur wherever inspiration strikes. The company's virtualization, networking, and cloud infrastructure has been integrated throughout the building, enabling a mobile work environment, while the building is designed to accommodate over 800 team members with access to offices and workstations. Ample meeting space has been incorporated throughout, including stacked shipping containers utilized as conference rooms, break rooms on each floor, open-format workstations and seating, stadium seating on the second floor, and dining facilities on the third floor. Creative space has been woven into the work environment via 12,000 square feet of green roof and patio area, a rooftop yoga studio, and a live green wall spanning the first and second floors. The building also features state-of-the-art fitness and recreation space, including a racquetball and basketball court on the second floor with a juice bar, a fitness facility with locker rooms and showers on the third floor, and a bocce ball court on the roof.
The office building is additionally targeted for LEED Gold certification.
